RE/MAX Alliance agent Kevin Chambless answers questions regarding the current real estate market and what’s happening specifically in the Highlands Ranch area. Chambless has been successfully helping real estate buyers and sellers for 6 ½ years. In 2011, he has assisted over 30 families, closing over $9 million in real estate. What I often see is that the biggest concern expressed by buyers and sellers is price. There is no doubt that price is important. However, often overlooked is the need by the parties to move forward into the next phase of their lives. Given the challenge in selling houses the last few years, consumers are more aware of resale considerations when making their purchase decisions.

Buyers I have worked with have expressed concerns regarding the volatile real estate market over the last 3 to 4 years. If purchasing a home today, they may not be able to sell for any change of life situation in the future. They are also concerned about overpaying in today’s market, even if it is for that perfect home. I think buyers have seen that when the market changes they do not want to be upside down in their mortgages.

Buyers in the 2011 market are, without question, looking for the most living space in a home. First-time buyers or "move-up" buyers from our experience are concerned about the low interest rates. We frequently see buyers asking sellers to pay a portion of the closing costs. Sellers are becoming more realistic when it comes to the bottom line asking price on their home. Buyers are narrowing down their desired neighborhood, floor plan and price range much faster in our Westminster neighborhoods.

RE/MAX Alliance’s 18th Annual Charity Golf Tournament Raises Over $70,000 for Children’s Hospital!


RE/MAX Alliance is pleased to announce their annual Charity Golf Tournament, supporting the Children’s’ Miracle Network, has been another great success. This year’s tournament, held on August 8th, 2011 at the Riverdale Dunes and Knolls Golf Club in Brighton, Colorado, raised a record-breaking amount of $70,607. 100% of the proceeds raised by the golf tournament go to Children's Hospital in Denver.

The RE/MAX Alliance Children's Miracle Network Golf Tournament has always been about giving back to the children in the community while enjoying a great day of golf at the same time. Real estate associates, community members, business sponsors, and a handful of very special Children's Miracle Network Champions all participated to make this a record-breaking year. Last year’s tournament raised just over $68,000.

RE/MAX Alliance Broker Cynthia Parker Shares Her Thoughts on the Denver Housing Market!

RE/MAX Alliance broker Cynthia Parker of the Denver Central office recently sat down with Mike Landis of Channel 7 news to discuss the state of the local real estate market. According to Parker, contracts written in the Denver housing market in June/2011 were up 22.5% compared to June/2010.

“This is the first full year that we haven’t had any artificial economic stimulus,” Parker said, referring positively to the increase in contracts written. “That is very, very important.”

For buyers considering getting into the market, Parker noted there is still significant inventory available and mortgage interest rates continue to be close to historic lows. For buyers who have experienced credit or financial issues in the past, Parker said there are financing programs available for those who have had problems. “Don’t be scared,” she said. “Be reasonable and come-back into the market before those interest rates rise.”

The Sixth annual Stapleton Community Garage Sale will be held on Saturday, July 16 and Sunday, July 17, 2011 from 8:00am to 1:00 pm. This event is exclusively organized and sponsored by RE/MAX Alliance agents Diana and Michael Kearns, and this year they expect to have over 300 homes participating.

RE/MAX Alliance Takes Great Pride In Giving-Back to The Community!

RE/MAX Alliance Vice President Kim Hawkins has donated her time and energy to the Children’s Miracle nonprofit organization for over twenty years; being actively involved with their work in support of The Children’s Hospital.

Denver based radio station Alice 105.9 recently held their annual Alice’s 36 Hours for Kids Radiothon, which dedicates airtime to broadcast stories of strength and survival live from The Children’s Hospital. This year celebrated the 10th anniversary of the Radiothon. Hawkins has volunteered at every one.

“I honestly believe that children are our future and we are so very blessed to have Children’s in our backyard,” Hawkins said. “The patients, their realistic approach to challenges, their constant smiles and laughter, how can you not have passion and commitment.”

RE/MAX Alliance Agent Amanda DiVito Parle Is Young and Driven!

Realtor Amanda DiVito Parle, a thirty-year-old Platinum Club and Hall of Fame member with RE/MAX Alliance in Arvada, is a true testament to being young, driven and successful. Ms. Parle was elected as the youngest Director on the Jefferson County Association of Realtors (JCAR) Board at twenty-four, and is the youngest top-producing Realtor at RE/MAX Alliance.

Calling herself young and motivated, Ms. Parle acknowledges her narrow focus is real estate. Her knack for building relationships and her no-nonsense approach has gained her a great deal of respect in this highly competitive industry.

Highlight your home’s strengths and appeal to the greatest possible group of prospective buyers with these home staging tips. Start with saying bye bye to clutter and depersonalizing your home. Of course your home reflects your personality, style and taste, however it is about creating a blank canvas that is ready for a new home buyer to visualize their dream space. One of the major contributors to home clutter is too much furniture. When I am staging a home to be prepared for market I often whisk away half of the owner’s furniture. This way the home looks much larger. So take a hard look at your furniture groupings. Is everything pushed against the walls? Try to furnish your space by floating furniture away from walls. Reposition sofas and chairs into cozy conversational groups, and place pieces so that the traffic flow in a room is obvious. Not only will this make the space more user friendly, but it will open up the room and make it seem larger.

RE/MAX Alliance Launches A New Exclusive Consumer Driven Digital Magazine!

RE/MAX Alliance has launched their new exclusive online digital magazine, the Economic Outlook. The digital magazine was distributed to over 800 RE/MAX Alliance agents, managers and staff across the Front Range on Tuesday January 18th.

The digital magazine includes a monthly overview of what is taking place in the various real estate markets across the Front Range…from Castle Rock to Evergreen to the Boulder Valley to Northern Colorado. Included is also a wide-range of useful information tailored to provide consumers insights into the current state of the mortgage industry, how-to features, home tips, a kid’s page and more!

The magazine is similar to a traditional print magazine, but it is more flexible and environmentally conscious since it’s online and digital.

Do-It-Yourself Interior Painting Is Like Money in the Bank


Trying to decide whether to do some home remodeling this year or leave your money in the bank? You can do both if you remodel with paint.

“The cost of do-it-yourself interior painting is so low, it’s almost like remodeling without touching your bank account,” says Debbie Zimmer, spokesperson for the Paint Quality Institute.

The key, of course, is investing some sweat equity.

“While a professional painter might charge up to $500 or more to paint a room, if you’re willing to provide the labor, you can complete the job for a small fraction of that amount,” says Zimmer.
